Where can I find a list of available manufactured homes for sale in the Topeka area?
I would prefer listings of available homes that are already built on property.

check local manufactured home dealers. I am a dealer in mi, we have over 60 land /home already built. I don’t know if dealers do that down there. we are only one up here.The obvious is local Realtors. if you have your own financing you can get a list of manufactured home foreclosers from green tree. Green tree is a lender specializing in manufactured home loans. I have bought and sold many they are great deals.
What should I charge per cubic yard to remove junk from homes that have been foreclosed on?
We clean out foreclosed homes and take the junk ot the dump. It can take up to 10 hours per house. And we have to pay the dump fees. It is hard manual labor. It puts strain on our trucks and cost a lot in gas money.
A few years ago, I started buying and cleaning out houses. Fixing them up and renting or reselling them.
Funny thing I discovered. Some of that stuff isn’t junk. With a little cleaning, it can be worth some valuable $$.
I have also done the job of cleaning out for someone else. I charge $35 per hour for each person I need to help plus dump fees, plus mileage. I also make sure I’m on site to pull out anything saleable, and I make extra money that way.
Ive heard about buy foreclosures is an excellent bussines but, after?
trying to find these properies I got realized that is almost impossible to do it, I talked with two different realtors and they said they could help but, until nw they haven’t called me back so a assume that they couldn’t find anything for me, or for them this doesn’t mean a great business even if I told them that they will find the homes, I’ll buy them and fixed them and then they will sell them. Could somebody would tell me if this is so difficult, or I just have to try to talk with other realtors?
call the county court and get the website. They list foreclosure filing daily and will state how long is left before it proceeds and who is handling it. all the info is available by them
can i leave the state before/during foreclosure?
i am no longer able to pay off my mortgage and have decided to foreclose. i reside in Va. do i have to stay in Va until foreclosure final or can i leave the state before/during the foreclosure process??

Ask for the department that handles REO’s. That stands for Real Estate Owned properties that did not sell at the foreclosure sheriff sale and were returned to the banks. The banks will try to get them listed with a real estate agent to sell them but they will need preparation after the current tenants are evicted.
